Our staff has a combined 60 years of experience in the fields of Environmental Assessment, Construction Management/Inspection, Pre-Acquisition Audits/Inspections, Hazardous Materials Inspection/Testing/Mitigation, Mechanical, Electrical and Life Safety Systems.
RAL has attended EPA approved courses and is professionally insured. Our fee structures are within acceptable market guidelines and are highly competitive. Our average “turn-around” time for an inspection report is seven (7) to twelve (12) working days.

Environmental Assessment
As part of your Due-Diligence procedure in an Acquisition, Refinance or Foreclosure posture, RAL can provide detailed and concise Phase I, Phase II and Phase III Environmental Site Assessments (ESA’s).
Our Assessments are conducted utilizing formats that meet or exceed ASTM E1527 & ASTM E1528 Standards, and conform to all Environmental Protection Agency (EPA) guidelines.
As a part of the Phase II and Phase III, we can provide horizontal and vertical characterization of contaminants and hazardous materials in soils and water.
Additionally, for smaller properties (Single Family & 6 units or less) we can provide an Abbreviated/Limited ESA.
Underground Storage Tank Removal and Site Clean-Up
RAL can provide all the necessary personnel and equipment to remove and dispose of old and/or leaking underground fuel storage tanks. We obtain the necessary permits, purge explosive vapors, remove and dispose of product lines and pumps, excavate, remove and dispose of the UST(s), obtain soil samples for analysis, and submit the written report to proper regulatory agencies.
In the event that soil contamination resulting from a leaking tank is discovered, RAL has the capabilities and procedures to successfully clean the site to reduce or remove contaminants to acceptable Environmental levels.
All work involved is accomplished following Federal, State and Local requirements.
Asbestos Surveys and Abatement Oversight
RAL Consulting is accredited through the Environmental Protection Agency (EPA), under the Asbestos Hazardous Emergency Response Act (AHERA).
We can provide Asbestos inspections, develop sampling plans, and conduct sampling ranging from Limited Scope to Comprehensive Scope. Within both scopes of work, the AHERA protocol is utilized as the guideline.
We can assist you in all areas of identifying the exposures in your building(s) with regard to hazardous materials. Our reports are concise, detailed, and will pinpoint these areas of concern within your building(s) envelope.
Asbestos Abatement Oversight & Monitoring:
In the event that Asbestos Containing Materials and/or Asbestos Containing Building Materials are discovered as a result of an Asbestos Inspection, RAL can provide all of the necessary services to encapsulate or remediate the materials.

Physical Audit / Inspection
As an integral part of your Due-Diligence process relating to the acquisition or foreclosure of a property, RAL can provide a complete and comprehensive Physical Inspection encompassing: the site, grounds, building(s), roofs, amenities, mechanical, electrical, plumbing and life safety systems.
Within the scope of the inspection we will provide color photographs of all deficiencies, computer generated schematics of all deficient areas with regard to the site, roofs and building exteriors.
Each category of the inspection report will have a cost breakdown of the deficiencies. A Repair/Replacement Summary as well as five (5) year Capital Expense Projection on major repairs and replacements are included on all reports.

Physical Assessments
Locheed-Martin Plant, Goodyear, Arizona
The project encompassed 1.6 million square feet of space in 92 buildings, on 168 acres of land. The site assessment included an onsite electrical sub-station, a potable water plant, a self-contained fire sprinkler system and a wastewater treatment plant. Project completion time: 4.5 weeks
MFD & Company, Houston, Texas
The project involved the inspection of eight different industrial parks with 48 buildings, totaling 1.4 million square feet of space. Project completion time: 2.5 weeks
MFD & Company, Phoenix, Arizona
The inspection projet was comprised of three apartment complexes, with a total of 74 three story apartment buildings with 1,180 apartment units and associated garages. Project completion time: 3 weeks
Environmental Assessments
National/Alamo Car Rental, Phoenix, Arizona
The project involved the excavation and removal of five underground fuel and oil storage tanks, soil sampling and the subsequent cleanup of contaminated soil.
American Metals, Phoenix/Mesa, Arizona
The scope of services included soil assessment for contaminants, excavation, stabliization of contaminants, and removal & disposal of contaminated soil on two sites.
Estrella Mountain Ranch/Newland Companies, Phoenix, Goodyear, Buckeye, Arizona
Phase I Environmental Assessments, approximately 50, on properties from 1 acre to in excess of 20,000 acres per site.
Pacific Realty Advisors, Phoenix, Arizona
Phase I Environmental Assessment of the Motorola semiconductor plant in Mesa, and subsequent follow-up consulting on the demolition of the site.
