As part of your due diligence process for an acquisition, refinance, or foreclosure, RAL Consulting provides detailed, concise Phase I, Phase II, and Phase III Environmental Site Assessments (ESAs). Our assessments are conducted to meet or exceed ASTM E1527 and ASTM E1528 standards and conform to all EPA guidelines.

Phase I ESA

A records review, site reconnaissance, and interviews to identify recognized environmental conditions on a property. Phase I ESAs are the standard first step most lenders require before an acquisition or refinance closes.

Phase II ESA

Soil and groundwater sampling to test for suspected contamination identified during the Phase I. Includes horizontal and vertical characterization of contaminants and hazardous materials.

Full horizontal and vertical delineation of contamination, along with development of a remediation strategy where contamination is confirmed.

Abbreviated / Limited ESA

For smaller properties — single-family homes and buildings with 6 units or fewer — RAL offers an Abbreviated/Limited ESA that scales the scope of work to the size of the property while still identifying material environmental risk.
